Staging Agreement & Terms & Conditions

These terms form part of your agreement with Home Glow Up. They’re written in plain language so you know exactly what to expect from us – and what we ask of you. If you have any questions before signing, just reach out.

1. Who We Are

Home Glow Up (hello@homeglowup.com.au / +61 403 493 003) is a Melbourne-based home staging and decor studio. When we refer to ‘we’, ‘us’ or ‘Home Glow Up’ throughout this document, that’s us. When we refer to ‘you’ or ‘the client’, that’s you – the person or entity engaging our services.

By confirming a booking (whether verbally, in writing, or by paying a deposit), you agree to these terms in full.

2. Our Services

We offer professional home staging and styling services for residential properties preparing for sale. Our packages cover furniture selection, delivery, installation, styling, and collection. Specific inclusions are detailed in your individual proposal and quote.

All furniture and decor items remain the property of Home Glow Up at all times. You are engaging us to use these items temporarily for the purpose of styling your property for sale – not to purchase them.

3. Quotes & Bookings

Getting a quote

We’ll visit your property, assess the space, and provide a written quote outlining scope, furniture selections, and a fixed price. Your quote is valid for 14 days from the date of issue.

Locking in your date

To confirm your staging date, we require:

  • A signed copy of this agreement
  • A 50% deposit paid within 24 hours of accepting your quote

The remaining 50% balance is due no later than 48 hours before your staging day. If both amounts aren’t received on time, your booking may be released and we reserve the right to hire our furniture to another client.

Last-minute bookings

If your staging is less than 72 hours away at the time of booking, we’ll ask for full payment upfront before we confirm.

4. Your Hire Period

Our standard hire period is a minimum of 6 weeks from the staging date, including all weekends and public holidays. This is the minimum period regardless of how quickly your property sells.

If your property sells prior to the 6 week period, we will collect the staging once the sale is unconditional.

If you need to extend beyond 6 weeks, just let us know in writing at least 7 days before your hire period ends. Extensions are available in 7-day blocks at $250 per block, subject to our availability and confirmation.

Important: If your property sells before the 6-week period ends, no refund will be given for the unused time. The hire period is fixed from the moment staging begins.

5. Staging Day

Our team will arrive with everything needed as agreed in the initial proposal. Most stagings are completed within a single day.

We ask that the property is vacant, clean, and accessible on staging day. Any delays caused by the property not being ready may result in additional fees.

Once we’re done, your home is photo-ready. We’re happy to liaise directly with your photographer or real estate agent – just let us know.

6. While the Furniture Is in Your Home

You are responsible for the furniture and all items we place in your property from the moment staging commences. Please treat everything as you would your own – with care and respect.

We ask that you:

  • Keep all items at the property address – nothing is to be moved to another location
  • Don’t sublet, lend, sell, or otherwise deal with any of our furniture or items
  • Let us know immediately if anything is damaged, lost, or if you notice a repair is needed
  • Keep the property reasonably secure to protect the furniture from theft or damage
  • Allow us access to inspect the furniture during the hire period if we need to

What we ask you don’t do:

  • Smoke inside the property while furniture is staged
  • Allow pets to access areas with furniture
  • Make any modifications to our furniture, artwork, or accessories

7. Open Homes & Sale Period

Your property shines during your campaign. If the staging needs a light refresh ahead of your first open home or auction, we’ll do that at no extra charge.

Please don’t move, rearrange, or remove any staged items during open homes or inspections. The presentation is carefully considered, and changes can affect buyer perception.

8. Pack Down & Collection

Once your property is sold (or at the end of the hire period, whichever comes first), we’ll coordinate a pack-down time that works around settlement. We aim to make this as hassle-free as possible for you.

At collection, all furniture and items must be in the same condition as when delivered – clean and undamaged (fair wear and tear excepted). If anything is missing or damaged, we’ll let you know and the repair or replacement cost will be charged to you.

Cleaning costs are also your responsibility if items are returned in an unreasonably dirty condition.

9. Damage, Loss & Insurance

All furniture and items remain the property of Home Glow Up throughout the hire period. From the moment staging begins, the risk passes to you.

You’re responsible for:

  • The full replacement cost of any item that is lost or damaged beyond repair
  • Repair costs for any damage that is fixable (other than normal wear and tear)
  • Any costs we incur in recovering furniture if access is refused or delayed

If you don’t have existing home and contents insurance covering the property, we recommend you arrange cover while our furniture is on site. We include our own public liability insurance as part of our service, but this doesn’t replace your personal liability.

10. Cancellations & Changes

Cancelling your booking

We understand things change. If you need to cancel, please let us know in writing as soon as possible.

  • Cancellations more than 10 days before staging: full deposit refunded
  • Cancellations within 10 days of staging: 50% of the deposit is retained to cover our preparation costs
  • Cancellations within 72 hours of staging: full deposit is forfeited

The balance payment (if already paid) will be refunded in full for cancellations more than 72 hours out.

If we need to cancel

In the rare event we need to cancel or reschedule due to circumstances beyond our control (illness, force majeure, etc.), we’ll give you as much notice as possible and offer either a full refund or a rescheduled date at no extra cost.

11. Payments

All prices include GST unless otherwise stated. Payment can be made by electronic funds transfer (EFT) or any other method we agree on in writing.

Invoices are due by the dates specified. If payment isn’t received on time, we reserve the right to delay or cancel your booking without refund of any deposit paid.

For extension periods, invoices are due within 48 hours of the extension commencing. If not paid, we may attend the property to collect our furniture.

12. Photography & Our Portfolio

We love showcasing our work. By engaging Home Glow Up, you give us permission to use photos of the staged property for our portfolio, website, and social media.

We’ll always handle these tastefully and never include identifying personal information. If you’d prefer we don’t use photos of your property, just let us know in writing before staging day and we’ll respect that.

13. Your Privacy

We collect personal information (name, address, contact details, and payment information) for the sole purpose of delivering our services to you. We’ll never sell your information to third parties.

We may share your information with service providers who assist us in running our business (such as delivery teams), but only to the extent necessary. You can request access to the information we hold about you at any time by contacting us.

14. Disputes & Governing Law

We genuinely hope we never get to this point, and we’re committed to resolving any issues fairly and quickly. If something goes wrong, please contact us first – most things can be sorted with a conversation.

These terms are governed by the laws of Victoria, Australia. If a dispute can’t be resolved between us, it will be referred to the courts of Victoria.

15. Ending the Agreement

Either party can end this agreement immediately if the other party materially breaches the terms and fails to fix it within 14 days of written notice, or if either party becomes insolvent or bankrupt.

We may also end the agreement with 24 hours’ written notice for any other reason. If this happens, we’ll refund any prepaid amounts for services not yet delivered.

If you breach the agreement, we reserve the right to collect our furniture from the property immediately and no refund will be applicable, including entering the premises to do so after written notice.

16. A Few Other Things

  • These terms represent the whole agreement between us – nothing else, verbal or written, applies unless it’s in this document or your proposal.
  • If any part of these terms is found to be unenforceable, the rest remains in full effect.
  • We’re not liable for delays or failures caused by things outside our reasonable control (severe weather, road closures, supply issues, etc.).
  • Our liability to you is limited to the value of the services provided under your agreement.
  • These terms may be updated from time to time. The version that applies is the one in place at the time of your booking.
